Property gifted by mother to a son, can it be challenged by other sons, in Muslim law?

So my friend’s late mom had gifted a plot of land by making a gift deed. He has one brother and he is threatening him to take to court.
Is it possible to challenge the gift deed under Muslim law or any other law, especially when the mom is no more?

Gift deeds can be challenged if the property is ancestral and not self acquired by the mother
