        My father is looking to sell a piece of land in Bangalore (B Khata) that he bought with his own money – ie, its not ancestral.

        A potential buyer and he have agreed on the price, and now the buyer wanted photocopies of my father’s (sole owner of the property) PAN and aadhar as well as mine.

        I do not understand why my PAN and/or aadhar numbers are needed – since i am in no way really a part of the transaction/sale (except perhaps as a witness)

        Could it be for family tree certificate?

        Can someone that knows better advise if my PAN+aadhar numbers are needed for this transaction and if yes, where are they actually used/needed?

          Looks like the buyer doesn’t want to take any risks where you might claim the property later.

          This happens in **Bangalore**. When my friend bought a property, he made sure the **seller’s son and daughter** also signed the agreement to avoid conflicts **years later (10+ years).**

              I see. But did that process need the aadhar and/or PAN card of the son+daughter?

              or do witnesses need to provide them?

                  I signed as a **witness** during the registration and had to carry my **Aadhaar card** for verification.

                  Better ask him what he plans to do with your **PAN or Aadhaar**.

                  I believe he’s keeping them as **backup proof** to prevent someone else from falsely claiming the property using your name.

                Your PAN and Aadhaar are not required for the sale. It would be best to politely ask them why they need it before sharing any personal information. Also, solid username—Spaceman Spiff would definitely investigate before handing over any documents!

                    Yeah, thats the plan – to ask them about it. But since I dont really know much about these processes I wanted to learn – so that if they give me a reason, I am not fooled to accept it just because I dont know any better.

                    Do you know if witnesses that sign need to provide them?

                    They need a NOC from you for which they need your ID. Although not needed for transaction, buyers ask this to avoid problems in the future especially if seller is senior citizens.

                    Instead of NOC, they can also request you to sign as a witness on the sale deed.

                        Okay. So this NOC would need to be provable as being signed by the real person (son/daughter), so they may ask aadhar + PAN as documents to prove the identity of the person signing the NOC?

                        Yes, my father is a senior citizen.

                            Yes. Normally By law, they should accept any government issued ID like voters card, DL except when necessary like financial transactions. But every one simply asks aadhar as everyone has it.

                                Thank you! Yeah, on one side we asked to safeguard these IDs and on the other side everyone and their uncle ***needs*** these numbers and we are expected to give them out freely like a name or phone number.
