Commercial property rental

My uncle 60yr rented out a commercial property with 11 month agreement, tenant is paying 20% higher rent than the surroundings. Tenant is not using property at all don’t even open it, he said he used it for a registration of godown somewhere. Is anything fishy here ? What things to be taken care of? Negligible use of electricity.

I doubt If he does any GST scam or loan defaulter and my uncle will get into trouble? Please advise.
