I want to purchase plot and then construct a house in Bangalore. Builder has RERA approved project. under this project he has done plotted layout and selling plots. And doing another agreement for construction on the sold plot.

They have release order from BDA mentioned all the layout planning requirements are met like road and water work etc.
does plotted layout require OC or is it applicable to this scheme?

Id we construct a house on plot, do we need to obtain OC after individual house completion?

To make a house on a plot, you would need to get building plans approved. After obtaining all required approvals, you will need to apply for commencement certificate (CC). After getting CC you can start construction. OC is Occupation Certificate which is the last thing which is obtained. It certifies that the building is made as per the approved plan and that people can start living in it.

In the past(20 years back)individual houses didn’t have OC. Only flats had.
