UHi, I am a first time renter and about to finalize an agreement for a fully furnished 2BHK that comes fully furnished with everything a home should have. (ACs, fridge, TVs, all furniture, internet, cable tv, gas line and everything you can think of).
Since I a first time renter, I wanted to know what are some of the things I should make sure I discuss with the landlord and get it included in the agreement for my own safety. The landlord is asking for a 1 year lockin because they live in London and they don’t want to take the overhead of finding a new tenant in a couple of months. I feel this also works for me as it ensures that I can’t be asked to vacate abruptly and don’t have to deal with people asking to view the house and disturb me every now and then.
Since there is a lockin of 1 year, I am thinking of asking to add an exit clause which allows both parties to pay a penalty for early exit (say 1-2 months rent over and above serving notice period).
Regarding maintenance and repairs, I am thinking of asking to add a clause that states that any repairs that cost above 2K and repairs that are not due to everyday wear and tear will be handled by the landlord. I believe AMC for things like water purifier and AC should also be handled by the landlord? In my own home, I pay 3K for water purifier AMC every year and I feel that the landlord should pay for AMCs of appliances as the tenant is eventually going to leave the appliances behind.
I am also thinking of asking to add a grace period of 2 months in which I can point out any issues with the house which one cannot known unless they live in it. For example, electricity issues/plumbing issues etc.
Any inputs on whether all the above makes sense and anything else I should get added to the agreement over and above the standard agreement points would be helpful.
