        I am buying a property in Pune. Initially it was just a 2 BHK. I have signed no agreement with the builder, just booked the property. After the booking, the builder contacted me and said that he is adding a dry balcony in the flat as this will make the property more attractive. I have checked the MAHARERA, he has not uploaded the changed plan there. I am assuming this means that he has not gotten government approval for the new plan.

        I am ready to pay the extra amount for the dry balcony. But, my question is, what all permission the builder needs to take before making an agreement with me? I want a clear title property with no disputes. For example,

        1. Does the builder need permission from municipal corporation?
        2. Does the builder need permission from MAHARERA?
        3. Does the builder need permission from society? (As this is a re-development project)

        Can someone please guide me regarding this?

        I understand this might be a repeat from r/indianrealestate but, please bear with me. I am really concernd as this is a big decision for me.
