UMy parents have two children I am the younger son and I have an elder sister and we are Hindus. My father had passed away couple of years back and my mom is alive. My sister is married and they built a house for them.
The ancestral land is in his name are
1. 28 cent Plot where the ancestral home was there. I built a house there, demolishing the house as it was too old to maintain.
2. A small plot in a triangular shape.
He also had bought a land adjacent to the 28 cent Plot.
The understanding is that the 28 cent land will not be divided and is for me as I built the house. The only ancestral land left is the triangular shape and she is not interested in getting it.
I have a plot of land near to their house. I am willing to give the land in lew of the triangular plot and they are ready to compensate the difference.
Since 3 of us are legal heirs, how to we make arrangements that I will be owner of the lands?
How do I transfer the plot near to my sister’s house to her name without much tax burden.
My sister and I are NRIs and the land is in Kerala
