Map and 7/12 descripancy – advice needed on how to proceed

I got map prepared from government office. The land is around 1900sq feet, 10.75 x 16.50 meters. when measured on map using the 1:500 ruler, I see 1 meter on 16.50 side missing. I wish to start construction but I am worried which one to trust to get things Going.
