We bought a piece of land 20 years ago but as per the page numbering of the property papers, a single page from the property papers is missing (lost/purposefully misplaced by someone **before the registration**). Hence the page is not present in the online certified copy either.

We want to sell the land but can’t because of the above. What are our options? The previous seller refuses to even talk to us.

Visit sub registrar office of your jurisdiction and submit an application to obtain certified copy of the agreement and after fulfilling necessary paperwork you’ll receive certified copy of the agreement.

Get a legal notice issued to the previous owner asking him to be party to a RECTIFICATION DEED which needs to be presented to the sub registrar else it will be considered malice on his part while completing their sale deed.

As to the time limit give me some time will let you know what does the limitation act says because 20 years is a long time

So there is no such time limit as for the rectification deed

Also if the party to the agreement doesn’t agree to such rectification of the executed documents, you may file a suit under Section 26 of the Specific Relief Act 1963. The court can direct the rectification of an instrument if it is satisfied that the deed does not express the real intention of the parties.
