Place- Uttar Pradesh
My father has a plotting business, where he purchased land and sells the plots for a margin and develops private colonies.
Recently infront one of the sites another person had his own private colony who illegally sold government land to buyers, after the buyers complained to Nagar Nigam, the JE and AE of the department visited the site and filed some cases.
Now the JE saw my father’s colony and commerical building which he built legally with all papers complete. The only issue is that the area was earlier under gram panchayat and now recently came under Nagar Nigam. By rule, all constructions have to be registered with Nagar Nigam.
The JE called my dad to his office and asked him to pay 20lakhs to get the current layout and maps passed otherwise they will take some action. Ideally the fees for this entire procedure will be around 1.5 lakhs but we are being asked for bribe.
How to proceed? We obviously don’t have this much money lying around to pay as a bribe.
When my dad went to his office, the guard asked my dad to leave his phone outside hence we don’t have any recording as well.

CAll documents are complete except the maps approved by Nagar Nigam. To do that they are asking so much money

MI still don’t understand when they have time to post here and there for help, but they never consider reaching ACB secretly. Now you have all the valid documents and proof; destroy them by involving ACB.

SDo you know who works in ACB? The same police people. Those are usually* more corrupt and know can definitely take bribes. That too in UP. 😂

SCorruption is rampant everywhere and being done quite openly. These rates have also increased tremendously, it doesn’t even justify the work. The ruling party has become what they were brought in power to destroy.

MDuring SP regime lawlessness was there but corruption hasn’t died in BJP. Earlier usual bribes for getting building maps passed was around 2 to 3L. Now they won’t talk to you till you pay 10L atleast. Local newspaper journalist used to charge 20k now they also charge 1L (bribe). Top leaders are well aware.

WYup, that’s there, but for most common man, such situations won’t arrive, even police works without fuss most of the time

MAgreed, policing has improved! If they take bribe they do the work. Earlier during SP regime they used to take bribe yet they won’t deliver plus they used to protect certain communities.

QNegotiate and pay less, they’ll approve it for 2-3L
If you don’t pay they’re gonna put your property in the demolition list because usually the older buildings are not constructed as per the local by laws where you have to leave set backs and stuff
They’ll mark these areas as illegal and say that they’ll demolish them unless you pay the bribe
Also pay it before they put the building in the official demolition list, if they put it on the list then there’s nothing that can be done, they won’t even take bribes
Or if you have political connections then use them to get the bribe lowered
Forget about getting justice or anything, that’s not gonna happen

EIf you guys are already in the plotting business, I’m surprised why this is surprising or challenging for you.? You should know what needs to be done if you’re short, and what to do if you’re good.

CYea I’m trying to get some spy mic but they are too clever. The JE didn’t say 20 lakh, he wrote on paper and said ki ye fees lagegi.

MIf your father is a builder he probably knows all these tactics and knows how things get done. You ll have take help from someone influencial, and bring down the amount to 5L. Don’t deal with JE or AE, directly deal with EE or CE. JEs get transferred quickly, don’t trust them with bribe greater than 1L.

ENagar Nigam has no role in passing maps in Uttar Pradesh. Vikas pradhikaran is the one responsible for passing maps of colonies.
Also, if you complain you could also face trouble if you are likely dealing in cash with your clients. Or do you take 100% payments in white money?
