Builder asking Maintenance for plot

Builder has send legal notice demanding payment of maintenance charges for a piece of land which we purchased for investment purpose.

We are not looking for any kind of construction.

Can someone guide can it be challenged, or is the builder just bullying.

Nothing, its empty plot. With no construction done.

Lawyer here.

– Are you intending to reply to the Legal Notice? How much time has elapsed?

– Is the Project RERA approved?
– Whether it can be challenged or not depends on whether the quantum is reasonable and justification thereof.

Is it a gated community? Is it access controlled by a security guard? Are there no houses in the layout or there are some houses built? Are there street lights that are switched on at night? Builder must be incurring costs for these amenities…he may want to be compensated for these.
