April 24, 2025 at 8:19 amNEED LEGAL ADVICE Hi guys so Iโm writing this in tremendous frustration and sadness. I live in south Mumbai (tardeo) and my building has been under construction for 15 years now. The builder has not even set the foundation of the building. He does not even give proper rent. Almost All the tenants of our buildings are bribed by the builder with money and so they do not speak about it. Iโm the third generation the flats belong to my grandpa. We have 2 flats however the builder only gives rent for 1 flat and thatโs 26k per month. Which is unfair considering the locality. In tardeo people are getting 50-60k rent per month. Heโs promised that he will give the other flat but can only give 1 flat rent which my grandpa still had agreed on. However itโs been 15 years and we are on rent almost every year it requires money ofc. Whatever we earn we put it up on the rent. Saving has become almost impossible like this. Please suggest some legal advice. -

April 24, 2025 at 10:23 amThe thing is heโs bribed majority of the tenants and the majority of the tenants are maharashtrians toh the tenants that are bribed are not allowing anyone to speak. We even held a meeting to change the developer however it requires a certain percentage of people to sign and then the latter would be proceeded.

try to convince those many people and then lodge a complain against the builder. If it is 15 yrs old definitely might not be registered under RERA. RERA recently have changed some of their norms for under construction non rera registered buildings, pls refer those as well-

April 24, 2025 at 11:53 amEither on mumbai govt website( will be little difficult to track) but just google Mumbai suburbs redevelopment rules. Make sure in which zone your area falls. Rules are little different for core and non core areas-

Either file a complaint before RERA or approach to consumer commission. If you have paid above 50L to him, approach state commission of maharashtra and if beyond 2CR. Then file a case before NCDRC in Delhi.
Let me know if you want to approach NCDRC
Your builder is misusing the funds and this is deficiency in his service-
