        Hi, I have been a resident of colive since may 2024,

        my rent is 14k , and I pay 16k every month including power ( 1.4k per month ) and some service charges.

        the pain started when I entered colive , the sales guy who forced me to make the deposit ( 31k incl 1st month rent ) blocked me, when I came to the property the room which they promised will be cleaned never got cleaned.

        and the water issue , our flat is only flat that is connected to single overhead tanker and because of this , we rarely get water, there are days that went by without even a drop of water. ( I have call recording of all these conversations I had with the property manager )

        and during a month the app gave a 2000rs of random charge which I didnt pay, it logged as a due and when property manager called me I explained it to him and even he agreed I don’t have any charges. now with the due, the app will not let me rise the notice period. when days went by the water problem became worse and worse and when I try to rise the notice period its not allowing me to do it in the app as I had some due.

        Then in febrauray I pulled the plug, I paid advance for some other PG and decided to move to that PG in first week of febrauray. and I didnt pay rent this week and when property manager and some colive support called I said this is my situation I can no longer stay in colive and I’m moving out that day and they can keep my deposit. ( one months rent ).

        Then they sent me this mail.

        **Immediate Eviction Notice..!**

        **I hope this email finds you well. We are writing to address the pressing matter of the outstanding rent for Feb 2025 associated with your tenancy at Colive Property. Despite our previous attempts to resolve this issue through communication and reminders, the outstanding balance remains unresolved, leaving us with no choice but to escalate the situation.**

        **if any Electricity, Deposit is outstanding and previous dues, for the same kindly check with your application, and despite multiple reminders and notices.**

        **As per our records, your account currently reflects an unpaid balance, and in accordance with our rental agreement, all dues must be settled by the end of today before 7 pm. Failure to comply will result in the immediate initiation of eviction proceedings, leading to the termination of your tenancy at our premises.**

        **We must emphasize the seriousness of this situation. Eviction carries significant implications for your tenancy and financial standing. Evicted residents are considered willful defaulters, which may adversely affect your credit score and financial credibility.         my question is

        1. I know credit score wont be effected they have some wierd CITIL score or something which is of absolutely no use

        2. My one concern is will VISA really be effected ? I know my friend who did this didnt have any FIR on him. But I’m just bring in the safe here. as I’m planning on moving abroad for studies. I know those guys have more cases than any single company ever had but I’m just scared. will those laws work even if I had my deposit with them ?

          Make official complaint in Consumer court and send them the copy of the complaint

              It’s better to pay 5k to consumer court rather than these assholes

                This BS, move on. They are trying to copy the US tenancy agreement (poorly), Colove is a fraud not a property management company or let’s call them dalal with an app.

                    How can a non banking entity or NBFC impact credit score? This is like my landlord threatening to report me to CIBIL for non payment of rent

                        Cibil is fine ik they can’t effect, I’m just scared for visa.
                        Can they effect during my visa interview.

                            What visa interview? Why does the Visa officer care about a dispute between you and the landlord?

                                No if the guy files some case against me. ( I know they don’t and they can’t, they have police come to Colive office multiple times as they missed and didnt return deposits back for 100’s of people ) but still I’ll have my visa interview in 4 months that’s why I’m a bit scared :(.

                                    Also I’ve read, for them to reject visa you have to be proven guilty by court and shouldn’t have completed serving the period.
