Commercial property – tenant not paying rent

Hi,

I have a leave and leave agreement for a commercial shop with 3Y lockin period for tenant. Tenant is not paying rent from last 2 months. Location is Maharashtra.

What are my options? What should I do?

Is the date finished and reason why he is not paying rent.

The agreement is still valid.
He is delaying by saying he ll pay in next week.
