May 6, 2025 at 9:44 amSo there were 3 teens about to rent my 2 room set at 8500/ month. When asked later to pay some advance they sent 4k via Google pay. Next day however, they called and made some story about changing their mind and not being able to continue as tenants. The thing is, I asked them about payment of advance and had already told them about a third party wanting to secure the room for themselves and were about to pay the advance, to which the kids had asked me to secure the rooms for them.
Now that they have no plans of joining, they have started pleading for their deposit back which I don’t want to comply with as they were well informed about the advance payment situation.
One of them texted me on WhatsApp for the same, I didn’t reply or read it.
Second one called my mother for it.
And today the third one called my mother and asked for our address and said that they’ll send a legal notice regarding the same.
My question is, Is this threat viable? Can this cost me anything as I’m not looking for any trouble right now and don’t know if it’s worth the hassle? -

May 6, 2025 at 9:55 amNow he can’t do that without looking weak being threatened by a legal notice by teenagers.OP: Why didn’t you give it back at the first request? It’s not your job to teach lesson to people. It’s an advance and not a legal contract.
You can always be at peace by doing the right thing or try looking strong until threatened by legal notice.

May 6, 2025 at 10:04 amBro I myself am a student, the thing is- they were told before that 3rd party is gonna pay for the room today to which the 3 teen wanted me to save it for them, due to which I sent the party away.
It’s about responsibility and respect for others, they took 3 days revisiting the rooms for inspection, coming with their sister and all. And now they want the advance back for stupid reasons.
Also I replied to you just so others get the true picture.

May 6, 2025 at 10:18 amI don’t know sir , I was sleeping today morning and my mother said the 3rd boy was very rude to her , like crass tone and then threat about the notice which my mother shook off as nothing serious.

May 6, 2025 at 10:17 amGet a mediator who is your friend, ask him to take those kids side during conversation and emotionally talk to you in front of them and act like you changed your mind ๐คฏ finally give the money back to them and live happily for ever after ๐ This way you won’t be looking bad or bent in front of them. Mental peace is worth more than 4k bro, both for you and those kids. You will get tenant very easily.-

May 6, 2025 at 10:25 amAll the moral knowledge aside, can someone plz tell me the legal side to this as apart from this I also have 4 other tenants and I usually just ask them for monthly rent in advance and when they join for a aadhaa card photocopy.
What are the basis for such threat made over advance payment?
For reference it’s in Uttarakhand, Nainital-

May 6, 2025 at 10:33 amI did infact lose a tenant because they wanted the room for themselves and were called to ask for the same. Teens wanted 2 rooms and the other party wanted 1 of them for 6k so I asked the kids about their stance.
Morally I might look bad but be in my shoes and you’ll say otherwise or maybe not,who am I to judge ๐-

Thanks mate, everyone here is moral policing while not getting the point that if you’re renting, then you ought to spend responsibly and not just ghost the landlord, however high on moral grounds your are
