April 6, 2025 at 5:48 pmon 20 dec i did token money of a land(75 sq yard) in sehatpur , sector 91 faridabad . On agreement date to pay whole money was 20 march but dealer nd 1st party delayed bcz of mutation work . Today another dealer talked to his lawyer in front of me and he said ” this land mutation paper can’t get done because the previos to previous owner of 1st party sold extra land in comparison wht he owned , and this paper is distributed in market by that dealer to get mutation done but it won’t get done in any wayyy” . Now if i will go to dealer for mutation he just says “I’ll get that dont , don’t worry” and if i want to cancel deal then he’ll keep all money(5 lakh) which we paid till now . My mind is not working , i want to get this deal cancel but i want my atleast 95% return . please helppp -

April 6, 2025 at 6:10 pmhe’s scamming us by saying “dpn’t worry , i’ll get mutation done.” but a laywer said nope u can’t get mutation of this land.

April 6, 2025 at 6:12 pmwe checked documents but unfortunately it was our first purchase so we only checked chain which is proper , and registry papers. both are correct . But now when we asked for mutation of that land then they’re beating around the bush.

April 6, 2025 at 7:14 pmNAL but he should get your advance payment as land title is defective or fraudulent, even you had agreement, you still own a full advance payment as it’s null and void due to land dispute from seller’s side, find a good property lawyer and threat him that you will file FIR. -

April 6, 2025 at 7:15 pmFirst you need to check the agreement for sale. If there is clause added in it which says that in can the vendee unilaterally revoked this agreement the, this bayana amount/token amount would be seized, then in that case there may be chances that your money could not be recovered. However you have always an upper hand to revover you money through courts because the process is supposedly delayed by the Builder and not you.-

April 7, 2025 at 4:49 ami don’t want my token money(11000) back but bank asked me to put 20% amount of total , so then bank would make a cheque for 80% and that’s why i put 5 lac in owner’s account and then the last date for whole payment was 20 march but delay was from builduer side because they couldn’t get mutation done yet(7th apr) and when i asked then dealer saying “make payment do registry , i’ll get mutation done in few months” . what should i do ??-

April 6, 2025 at 10:45 pmLawyer from delhi here!If you are sure of the mutation is not done. Then you can file a police complaint for fraud and cheating and once FIR is done. You’ll surely get your money back.
