        Hi everyone,
        I’m looking for some guidance regarding a land ownership issue.

        Around 25 years ago, my father purchased a piece of land from our neighbour and built a house on it, where we’ve been living ever since. After the sale, a proper sale deed was executed, and we assumed that was the final step in the process. The seller (our neighbour) has been living next to us ever since, and there was never any issue until recently.

        The problem started when a portion of our land was acquired for a highway project—but we didn’t receive any compensation because, even though we have sale deed agreement but not having our name registered on property card for the land hence government provided compensation of our share to neighbours only as only neighbours name has registered name on property card.

        After enquiring, I was told that I need to apply for a Property Card to establish ownership. But I’m completely blank on how to go about it.

        A few questions:

        1. Can I apply for the Property Card directly based on the sale deed?

        2. Will I need the neighbour’s consent or signature at this stage? (This is going to be very difficult as we’ve had several arguments over the years.)

        3. What other documents or steps are involved in getting this corrected in the land records?

        Any advice or insights would be really helpful. I’d really appreciate any guidance from someone who’s been through a similar situation or knows how this works.

          1. Yes
          2. You might need consent as for all these years he was paying the property tax. Further, dispute the compensation on the issue of ownership. 
          3. Hire a agent who can get this done quickly.
