Landlady too lazy to make a rental agreement

I have been paying rent since October 2025. I have regular deliveries in the same address too. My landlady is very lazy to draft a proper rental agreement. The deposit amount is 64k and in the agreement it is mentioned as 2L. I have not signed it because of this. My question is, how do I make sure she will return my deposit if I decide to leave? She is not sending her ID too so I can draft an agreement. Rent is 32k. And I pay out of pocket for all maintenance expenses. I’m so annoyed. And the worst part is, this was the best and most convenient house I could find. Will I be able to safely vacate? Are there any tenant protection laws I should know even if I am not an official tenant?

Without an agreement a lease is considered month to month meaning either party can vacate it by 15 days notice.

It’s terrible for both of you. Try and talk to her regularly so that she can understand how the agreement protects her also. Advisable to get an arbitration clause included also for quickk justice in case of issues.

Arbitration is an alternative to normal court. It is more expensive but you get justice very quickly. In a few months rather than years. All commercial agreements have it although I’m not sure for residential. I would do it.

this honestly sounds less like laziness now and more like a situation where important things are being kept vague which becomes risky once deposits are involved especially when the agreement amount itself does not match reality the part that usually matters most later is the payment trail and chats showing what was actually agreed because people often rely on those once disputes start over deposits or notice periods also refusing to share id while asking you to sign something inaccurate is a bit odd have you at least kept all rent transfers messages and proof of the 64k deposit safely in one place in case things become difficult during vacating
