        Moved into a 2BHK in Horamavu Agara in August 2025. Signed a proper registered rental agreement with all terms clearly mentioned including a clause that rent revision at renewal will be capped at 5%.

        11 months haven’t even passed yet and my landlord casually pings me on WhatsApp saying he wants to revise rent to 34k including maintenance. Current rent is 26k + 2.5k maintenance. A 5% increase would mean 27.3k. He’s asking for nearly 28% more.

        When I cited the agreement clause, he didn’t even bother to respond.

        Spoke to a lawyer friend (practices in Hyd and not in Blr) who says the “mutual consent” language in the agreement technically allows him to refuse renewal if I don’t agree to his terms — meaning accept the hike or vacate.

        **What I’ve done so far:**
        • Responded in writing on WhatsApp citing the exact clause
        • Filed a BBMP grievance for official record
        • Consulted a lawyer friend for opinion

        **Questions for the community:**
        • Has anyone dealt with a similar situation in Bangalore?
        • Does Karnataka Rent Control Act actually protect tenants in this scenario?
        • Any tenant-friendly lawyers in Bangalore you’d recommend?

        Tired of how tenants are treated as disposable in this city. Just want to understand my rights and ensure this landlord thinks twice before doing this to the next tenant.

          In general he can simply not renew the agreement after it expires. Don’t know about rent control act though

            You cant make him rent at a price you want.
