April 5, 2025 at 6:26 pmWe (2 of my friends and I) rented a 2BHK furnished flat in Mumbai with proper agreement signed in a police station. We (all are male) informed our landlord (she), an NRI, 2 months ago that we would be vacating. She has multiple houses in Mumbai and she must be having CA and lawyer to take care of agreements and taxes.People started visiting the house from March 12th onwards. She sent someone to check the house and told us to clean the house by 19th. We made sure that the entire house was clean and sent her videos. Finally, she asked us to move the furniture in the hall to another location in the hall to which we denied because we rented the house and we would like to keep it as we wanted (organised). People who visited in the next 2 weeks were not intersted in renting the flat as well.
At this point, she started putting blame on us and started justifying it saying
1) We kept the furniture in a different location
2) There was a mattress on the floor in the hall (which was given by her only)
3) We did not decorate the house
4) Curtains are not properly hangedOne of our friends vacated the flat on 29th. Then, she suddenly informed us that she would be coming and staying in the flat for 5 days starting from 1st April. She asked us to stay in common bedroom and she took the master bedroom. We were shocked with this decision but since she had deposit with her we could not do anything.
We started asking her for the deposit. She checked the entire flat for a day and asked us to do certain things. Her demands were too much. She showed one cockroach and asked us to do the pest control from Urban Company. We did all those things she mentioned. She said that she would give the deposit 1.85 lakhs out of 2 but she started pushing the date saying some petty reasons (UPI is not working).
She arranged a Google meet with all of us where she confirmed again that she would be giving 1.85 lakhs when we give her keys. We were really worried at this point and hence recorded this meet, without her knowing. She kept on saying after this that she would be giving 1.85 lakhs but did not take any action.
I vacated the flat yesterday. My friend called the broker from our side today. The broker from our side called the broker from her side. Finally, the broker from her side called her and she even started shouting on him. Since she couldn’t find anyone, she threatened us to stay for 1 more month or else she’s gonna cut 50k from the deposit.
One of the neighbors staying in the society convinced her and again she agreed to give 1.5 lakhs yesterday and 30k the day after. My friend tried to audio record all these things but got caught in the process. She got physical trying to take his phone. She told him that she would file a complaint against us for recording without her permission. She told him to vacate the house immediately and put his luggage outside without giving single rupee from the deposit.
Our friend approached police station with one of his colleagues and police are asking them to file a complaint. One of the friends who vacated the flat early was trying to talk with our landlord and she said that she would only give 1.5 lakhs only now and we should formally write a letter with our office name in it saying that we have received full and final refundable security amount of 50k from her and have handed over full peaceful and vacant physical possession of the said premises.
Finally, my 2 friends talked with each other and agreed to receive their share of 50k each which she transferred yesterday evening. She told me to the same thing as well. What can be done? Should I approach the court or police? How costly will it be in terms of time, money and energy? Or should I just take my share of 50k?
Few of my thoughts on justice and law and order:
I always root for justice but in this situation where my money is at stake (64k is big amount for me considering I joined workforce < 1 year ago), it is really difficult to still stick to justice when you can get instant flawed justice (50k). Is it worth chasing justice even when you’re not sure whether you could be getting 0 or 64k instead of 50k, that too after spending even more time, money and energy. Is it because of this reason, landlords can get away with things like this?
Police, who should uphold the law and order, who signed this agreement, can’t they make sure that our landlord would return us the full amount when we give her keys? If not, what is the purpose of signing this agreement in police station? In the agreement, it is clearly mentioned that when we hand over the keys, she should give us 1.8 lakh.

April 5, 2025 at 6:54 pmOk now this is what you need to do, first you need to be little calm that scenario has gone out of hand. No matter who’s mistake but the it is beyond comparison.Their are three ways that you can do that.
1. Tell you broker to co-ordinate it is his responsibility to make peace as he was from your end, And find a solution. If that failed
2. Take the money what she is giving and later file a case again her that she has not paid remaining deposit and cc the same complain to society office
3.file a case directly send copy to society stating to refuse NOC for any further Tenant till the time the deposit to you is returned.
Hope it helps ๐ค๐ป

April 6, 2025 at 2:11 amI ***** S/o ***** and R/o ***** have received full and final refundable security amount of Rs. 50000 from ***** on 5th April 2025 and have handed over full peaceful and vacant physical possession of the said premises located at **** to *****.ยSigned
My Nameshe’s asking me to send this letter with my company name on it in the from address. Will it create any problem if I want to pursue this case legally afterwards?
And also, I’m going to my home town for a month. Can I file case anywhere or I have to file the case in Mumbai only? If it’s latter, I will do it after a month.

April 6, 2025 at 3:15 amShe must have sent this text to you over WhatsApp/email so you can use that as evidence that your declaration was given under coercion and wasn’t out of free will. Take your 50k and pursue the remaining afterwards.

April 6, 2025 at 4:45 amBro get the money and leave it… To many constraint.
It’s not point in dealing with this much stress I know it is hard earned money. But if she has all the card the money that is about to come that will also not come.Even if you do civil suit nothing will come into light, everyone in rental community is like this only. Especially landlord…

April 6, 2025 at 7:28 amYou can still file a case even after signing the declaration thatโs just to make you think you cannot. You can contest that it was under pressure and not free will so fuck it and do that these landlords are super bitches. Had a very similar case Dubai nri, deducted 50K for painting and tiling, I was like why the fuck would i pay for that, the amount wasnโt big but i went full legal, it wasnโt worth it cost wise but the satisfaction to get the full money back and winning over a landlord so he doesnโt repeat this shit with honest people again was worth the hassle and money, fuck the landlord get your money back, NAL.
