        I used to live in a rented apartment located in Bengaluru. The landlord is settled in USA. I had rented the apartment from him in 2020. The last rent agreement that I have with him ended in March 2024. The rent agreement did not get renewed as he was supposed to sell the apartment to me in April. But he kept on delaying saying the documents are not ready. The sale did not happen as in August he claimed that he wants to sell it to a person who will give him cash so that he can underdeclare the sale amount.

        Anyways coming to December 2024 I vacated the apartment on 12th. He flew down from USA and took possession of the keys. He claimed some issues with the bank and said will refund the money in 2 days after fixing the issue with his account. It has been a month since I vacated and he has been avoiding my calls. He initially did not respond at all for weeks. On trying to reach him through his friends and relatives and exposing him he messaged and claimed that I have done extensive damage to his apartment. When I asked him to list the damages. He avoided the question. He also falsely claimed that he had transferred 50K where in fact he did not and has failed to provide a transaction ID or any proof of the transaction.

        I am quite tensed as I am not sure how to proceed. He has not rented the apartment again and its empty. He plans to sell it soon. Any way to stop him from doing that so that he refunds my deposit?

                  Send that to US embassy and also find his employer and send them too

                      He escaped back to USA 2 weeks back.

                  Tell him that you will file and FIR under section 420 of old IPC or corresponding section of new Penal Code

                    Tell him that these things will happen which people have said like you can tell his employer US Embassy things like that and also is record in India will be destroyed if you have genuine proof and tell him that he can avoid all of that by refunding the money make a legal notice from the internet if you have a lawyer friend just ask him to let you write his name under the legal notice so you draft the legal notice and write the name of your lawyer friend under it send it to the person stating that you have to pay within 2 weeks or else you will approach police US Embassy also write in that that once FIR is launched there is not much that can be done and it won’t be possible for you to take that back without permission of magistrate find this section in IPC write it with the section if the section says the same thing which I said above so that you appear authentic even if you don’t have proof tell him that you have prove tell him that you have all the recordings of the conversation
