So I paid to the seller 10% advance by cheque today. In the agreement I got the sellers middle name slightly incorrect(it’s a very minor spelling mistake), instead of “Tanuja Goutham Schindava” I got it as “Tanuja Gowtham Schindava”. “w” instead of “o”. This happened because in land records the name is in Kannada, and the English version of the land records(in property tax website) has the middle name as Gowtham, but in Aadhaar it’s Goutham.

I let the seller write down her name on the cheque, so she wrote it correctly in the cheque. As soon as I noticed, the difference I informed her, so she told you have got it wrong but that should be fine. And asked me to get the plot registered within a month after paying rest of the amount(most of it will be paid by bank loan via DD).

Is this spelling mistake something to be worried about? Should I get it corrected even though she told it’s fine? My loans are approved and the bank will pay her by DD(on the day of registration) as soon as I show them the advance payment is done(may be within a week). It has been bugging me as this is the first time I am dealing with land purchase/registration.

You can make minor corrections in the agreement using a pen. Ensure that both you and the seller sign next to the correction to validate the changes.

However, if the agreement has not been stamped or registered yet, it is advisable to prepare a fresh draft to avoid any issues during registration or potential complications.

It’s in the agreements first page already stamped where in first and second party is mentioned in english along with stamp duty paid.

The rest of the agreement content is in Kannada where there’s no confusion as “Goutham” and “Gowtham” in Kannada is spelled the same.
