        im not sure if this is the right place to ask, but just want to know where to start as the case which is going is like a benzene ring and i dont know which carbon atom to start counting from
        here is the issue, we bought a plot in 1988, we have all paperwork with us, registry, patta(rajasthan property, patta are issued still), payment slips etc. in 1994 whole khasra got under fire, the lady who sold the khasra, his adopted son came to claim that he has ownership of whole khasra even though he was adopted after the khasra was sold, legal cases and stay orders were going till 2017 everyone was fighting each other, than all cases were merged in a high court case whose judgement came in 2021, and we all won, and then he put second bench case on it and it is still going

        now the real thing

        1) plot is in my mothers name, she is alive
        2) my father passed away, i didn’t even have any idea, the whole above thing, I didn’t knew details but came to know via brokers, when i enquired about selling the land
        3) i know 1 thing that we are not fighting the case, few other owners are fighting the case as mom neither dad went to court and dad didn’t even cared much about it
        4) the broker told me patta is cancelled as we lost a lower court case 2013 (which my mom never went to court) but another broker said you can use high court judgement of 2021 on lower court judgement

        some might say go ask a lawyer, so my question is
        i currently live in some other city cause of job, im not sure if i can ask consultation from lawyer of that city or they would be keen to help, as i would be going to hometown in few months how to find a lawyer there who i can trust, i have no idea in that part as well, and what to do next is also confusion as i have never done any legal related things or set foot in lawyer office or court in my life

          Lower Courts are bound to follow the decision of the High Court. That adapted son is probably dragging the case just so that you all will go for a settlement over a long case that he might lose

          I really don’t know/understand this patta thing

          I do know a good lawyer from Delhi NCR who might be helpful for your case if you live in that region

              im in pune, patta is a document of ownership of land or building issued in rajasthan, and what you are saying is correct, the brokers also told us that they have met that party as well, and he is fighting case just for settlement as he has political support with him for money etc. as plots rate is premium in that region. the people who are fighting who own land they are also powerful people, for what i understand is i need to wait for double bench case result, till then my option is to settle the lower court decision, the thing is one person told me i need to create new patta as old is irrelevant now, someone said that renew it not reissue is, some said let it stay like this

                  Do not settle or negotiate with him at all. The case will be in your favour most probably

                  Get in touch with a rajasthan based lawyer and clear your doubt about the new patta thing
