        Hey folks, I am new to this sub so please excuse if I miss something that’s required to post a query in this sub.

        24 M | working as a software developer

        Mother – 66 years old, father – 68 years old.

        My current house is registered in my mother’s name, current worth – 70 lakhs.

        I have three elder sisters, one married and other two widowed. My equation with my sisters is not good and now we are planning to upgrade the house (I want to shift my parents away from my sisters). My sisters will most probably ask for a share in the property.

        What legal procedure can we do to make sure that my sisters don’t get any rights in the property?

          How did your mother get the property?
          She can draft a will in your name and exclude your sister. But this will can be challenged in court.
          She can have a family settlement with all of you and sister matter.
          She can gift the property to you. But she should be comfortable with the situation

          Moreover what’s your mother’s take on this entire issue?

              My father bought this house and then later registered in my mother’s name. Mom also agrees on the situation, she knows that my sisters will come asking for their share sooner or later.

                  Then it’s better hire a good lawyer in your place and proceed further. He/she will guide you through the entire process. This just my recommendation on how your sisters get the share.
                  Without all these after your mother you along with your sister have equal share in the property

                what you are asking is illegal. They deserve a share in the property. what entitles you to full property

                    As someone else suggested, you sisters can be excluded from the will. But this will be challenged in all probability. I would suggest executing a Gift deed. Of course, you will be required to pay stamp duty. But that would save you a lot of time and money later on.
