Need help in selling my flat

I am planning on selling a flat in Delhi. I’m in Bangalore and the buyer is in Delhi as well.

How should I go about creating the agreements regarding advance payment, payment schedules etc.? Where should I look for a lawyer for this?
The flat isn’t much in value, how much can a lawyer cost me?

1. Create an agreement to sell which mentions payment schedule, forfeiture. 

2. As per timeline execute sale deed and registeration
