I have identified a bda plot worth 90L.
Seller is asking 6L cash(black), rest white.

Question 1: shall i create token agrement or just online gpay is enough for amount 50k

Question 2: Is it fine to withdraw 6l from bank(shall i use my 3 bank accounts to withdraw?

Question 3: how to safely pay 6 lakh?

Take a one page receipt from seller stating 50k is a deposit for documents and if you don’t proceed with purchase based on lawyers feedback, then documents will be returned and 50k will be paid back without interest.

Once lawyer gives green signal then you can pay advance and draft a proper sale agreement or go for direct registration if you don’t need a loan.

Yes, you withdraw from your bank account. Try to withdraw some from parents account as well.

You can pay cash and take a cash receipt (need to get his signature on the pink 5Rs commercial stamp). On the day of registration, this receipt will be destroyed.

Actually 6 lakhs is a small amount compared to 90L sale price. So not going to be any problem.
IT department is more concerned about cash deposits than withdrawal.

One more thing is on the 6L cash receipt, it’s better to even have witness signature (1 from your side and another from seller side) for safety.
Better to avoid brokers as witness.
