March 26, 2025 at 5:01 pmSo my father bought a house last year for 57 lakhs now here in delhi most deals are made through power of attorney and not the official registry so my father also got a General POA, but as i checked this poa is made by an advocate and doesnβt have seal of sub registrar,We are 11 th owner of this property and when i checked the previous chain of the documents the 10th 9th 8th owner also doesnβt have a registrar stamp on their poa all are made by advocate only, the last registered POA is for the 7th owner and that too without a sale deed , it id a family general poa transferred from husband to her wife , the actual registery done was for the 5th owner of the property after that there are 2 registered poa (6th and 7th owner) and later all the poa are NOTARY only,
So in this case do we really havy any right over the property or the money that was spent was good for nothing, and if we want to get ownership how can we do so,
1-How will we get a registered POA when the last 3 poa are also not registered by SR,
2- Is it possible to make a new sales deed directly from the 7th owner of the property who has registered poa?Please i really need the solution as soon as possible

March 26, 2025 at 5:16 pmPOA cannot be used to transfer property. SC has issued an order on this.POA is valid only as long as the person is alive. So when you sell, if the person who gave you POA is dead, then the POA is not valid. So in this case you don’t have poa or ownership. So your money is gone
It’s not registered as for registration you have to pay stamp duty (5 or 6 % of sale value depending on state) except for relatives like father son, etc

March 26, 2025 at 6:11 pmI am still in contact with the 7th owner of the property can i get it transferred to my mother with their registered poa without the interference of in between owners as their poa is not registered anyway
