        A residential apartment in Bangalore was rented out to a person in Nov 2025 who claimed to be a “family-man” running a business. From the very second month, Dec 2025 onwards, he has not paid any rent or maintenance amount.Upon observing his evasion of communication /vague reasons on non-payment for 2 months, by mid Jan 2026 I asked him to vacate the house by Feb 15th respecting 1 month of notice period as per the agreement. Though he agreed to vacate back then, he has extended the date of vacation 8 times until now every time citing some excuses or emergencies.

        Detailed background checks now reveal pending civil and criminal cases against him and his proprietorship in Pune and Kerala for money-related cases and that he has been avoiding court summons for both of them. Tenancy was terminated with a lawyers’ notice by Mar 31st.Security deposit is all used up and currently in negative. Despite two written undertakings in the presence of local police twice in the month of April, he has failed to vacate.Tenant has revealed in the presence of police that he is staying alone in the apartment.

        Have complained in the Local police station and they issued a NCR (Acknowledgement) but are hesitant to categorize this as “Cheating” or trespassing, treating it purely as a civil rental dispute.I have a notarized leave and license agreement, a valid termination notice issued by lawyer with the delivery proof, the two written undertakings given by the tenant in the presence of police and all communications recorded so far.

        1.Apart from going to the court for a long battle, what other options do I have?

        2.Any suggestions/recommendation on proven eviction attorneys in Bangalore?

          Cut electricity thought its illegal let him go to court for this if he wants

            the repeated undertakings in front of police and still not vacating is probably the part that makes this look more serious than a normal delayed rent dispute. once someone keeps extending dates 8 different times while already having other money related cases it naturally starts looking like a pattern instead of temporary hardship. also the fact that he is alone in the flat changes the practical situation a bit compared to cases involving families with children staying there. honestly you already seem to have done most of the important documentation steps properly which many landlords unfortunately skip early on. has he stopped paying completely from december itself or did he make any partial payments at any stage just to keep buying more time
