        Help me with this should I do this?

        Guys help me with this

        So I am selling a flat near besa in Nagpur. And tomorrow meeting regarding the price and other things is fixed. So the buyer wants me to let him live in flat for 2 months and he is ready to pay for 2 months. And he is saying that he will buy the flat after he receives payment from the other property he has sold. His previous owner wants him to leave immediately that’s why he is asking that rather than leaving somewhere else let him live in the flat which he is going to buy after 2 months. That’s what he said to me.
        Is there any type of fraud here, just being precautious . I will be taking the token amount too, 2 months upfront rent cost and the rent agreement.
        Please leave your suggestions

          Make a leave and license agreement for 11 months. Once his finances are sorted you can proceed with the Sale Deed.

            Maybe this is all true what the prospective buyer has said or maybe he wants to make up his mind further by living in the property and understand the neighborhood. Downside for you is he could backout from the deal and/or leave the place in a bad condition if decides to backout. That would mean more costs for you to repair and losing the money that you could invest in these 2 months. I would say if you really want to sell and if there are buyers in the market sell it to someone else and get done with it. If there isn’t enough traction for your flat then rent it to them but take a big amount of token and clearly have it signed in the initial agreement that its not refundable under any circumstances.

              NAL. Never get into a muddy situation with any sale. He can approach you once his property is sold or whatever, but has money to buy your property. Do not take token advance or any money to indicate that you agreed to a deal. Just wish him goodluck and ask him to contact you once he has $$$.

                Never never go into such shady deals..He basically wants to take a paid trial of your flat..What if after 2 months he back out..You will lose other prospective buyer who might contact you in thus 2 months..Don’t go for all this..
