        Hello!

        Tenant is not vacating not paying rent for 2 months. I have given 60 days time as well. I sent a notice as well last week to pay dues and vacate immediately as it’s already been 60 days. He has blocked me. I have a leave and license agreement that has expired 2 months ago. I have clause that I can remove their stuff without recourse to court of law. Should I go ahead and do it ?

              I did. All I could get was an endorsement letter from them. They asked me to go.to civil court. Since it’s a civil issue, they can’t help me.

                  Just double lock the property and if he tries to break in, inform the police , Reason: property trespassing. Otherwise u need some goons to break his legs . Or you need to go to court which will take minimum 5-10 years.

                            Haan to usko jaane de naa court.. Usko ladne de 5-10 saal.. Itna darta kyon hai.. Bolo ki isne rent dene se Mana kiya aur bola ki mein bahar hoon, Mera house vacate Karwa do..
                            Get a L-drop installed on the door. The moment tenant stops paying, apply a lock on it..
                            Or Give an application of electricity meter disconnection.
                            He can’t get a new meter connection without your signature.

                                    The court will side with you because you are the owner with possession and he has an expired rent agreement.

                                      You have to take local ps under confidence before u do that shit, then police will ignore his hue and cry ….he will be left with no remedy, only partial one under specific relief act where person disposessed illegal can file a suit for re-entry but hardly any one take such futile steps.

                                                      No you shouldn’t. Consult a lawyer, I hope for your sake the rental agreement is a registered one. Approach the rent control board to evict the tenants.

                                                                    Lawyer here. You can’t, even if you have a clause; that clause may be illegal. Under Indian rent control laws, you have to obtain an eviction order from the court. They’re tenant-centric. File an eviction suit with an ancillary relief of _mesne_ profits
