        Hello Folks,

        So have rented a flat to small scale business owner in Chakan, Pune. He has been delaying payments for past one but used to cover up after a month or two. However, now he hasn’t paid any rent since December 2024 and now his deposit is also exhausted. We visited the flat but found a lock. He is not receiving calls; last time he did it was 10 days back. Upon enquiry with neighbours we found that he has sent his wife and kid to his wife’s parents. The kids tuition and school fees also long pending.
        And he has fled to his village. He does come once in a while and we’ve informed neighbours to let us know when he comes.

        Question: How do I get the flat vacated? It is particularly important bcz we’re wanting to sell it off.

        We did not do an agreement bcz usually in that area, the tenants are low net worth, blue collar employees and they leave in less than a year many times (past experience). I feel like mentioning that the current tenant is from Dalit caste; why I’m mentioning it here is because we talk very politely with them all the time to avoid any unnecessary fake atrocity cases.

          Reclaim possession of your flat using reasonable force – is allowed legally.

          Break lock, keep his things outside, change locks.

            Inform the police and take possession of the house

              Since there is no agreement. It’s your flat legally? Brake the lock. Take out all his stuff and send his stuff to his wife’s parent’s address. Do what you want with your space? But if you’re afraid that he gonna file fake cases under ST Protection then only option is you find his wife’s contact and talk it out with her. He most likely turned off the phone to avoid lenders.

                Hire. Key maker, record everything on camera -opening lock and while entering the flat- this is for your safety.

                The guy is not coming back. Don’t inform anything to him, Block him on your phone and sell the flat.

                  When the house is locked, call the locksmith and get the lock changed. Move their belongings to storage.

                  Release the belongings once paid.

                    most locks easily broken by using two spanners. Put two spanner heads inside and squeeze together. You can watch youtube videos of the same. have broken hundreds of locks.

                        Hello folks, thank you for all your suggestions. The flat was finally vacated by them a couple of weeks back.
