My tenant is asking for BBMP property tax receipt (Bengaluru )and electricity bill as place of business proof for gst registration. I’m not sure if I have to provide these. how will this affect me. Since this is not commercial property, can I deny this?As far as I know, he owns a goods Auto. He uses auto to supply bread from factory to retail outlets. I’m not sure why he needs gst registered.

January 23, 2025 at 12:28 pmIf he is rent the property for residential purpose then donβt take gst registration on it. He can always rent a commercial place or buy his own residence to use for gst. -

January 23, 2025 at 12:44 pmCommercial electric bills have way higher cost then residential.Usually the entire building will be out on commercial slab, you will have to run behind the Bescom officials to stop this.
Once your tenant vacates it wills still be billed under commercial block.

January 23, 2025 at 1:46 pmPlease decline. Its a residential property – use it for residential purposes. Ask him to rent somewhere else for his business and use that for registration.If he uses your address for GST – you maybe liable for tax defaults.

January 23, 2025 at 6:25 pmNo. It’s a residential building. Rental agreement also states cannot be used for commercial activities. He says he wants to start distribution of bread business in some new areas. So for that he needs gst registration.

Although some business get exemptions like a doctors clinic or a lawyer’s chamber, he will be using the property as warehouse, hence it will be commercial use. Which is illegal in most residential areas, however some states still allow it under the purview of small scale industry.
2. The electric department, the water department and the MCD may harass and you may need to change your connections into commercial, raising your bills. They also might ask to also add fire safety to entire building
3. In case, he defaults any tax payment or loan after he registers, the police and income tax department will come harass you for it, even if he changes his address after that or flees somewhere. To safeguard yourself I hope you have mentioned in the Rent Agreement that “the tenant cannot sublet the premises or use it for any business”.;,

January 24, 2025 at 2:17 pmBhai koi issue nhi hai govt ne 1-2 month phale rules mei thoda changes kiya hai issliye ab property tax receipt bhi chaiye as a proof of address and phale water & electricity bill sei bas hojata tha and residential property hai apki toh bas ye issue hoshakta hai ki apko ek commercial electricity connection lena hoga otherwise electricity department wale penalty lagadengye aur agar aap property tax receipt nhi dena chahte ho toh noc sei bhi kaam hojayega ( mere dost ne abhi recent mei hi GST liya hai usnei hi mereko ye baat bataya toh usko kahi rent par nhi mil rha tha kyuki log property tax receipt Dene mei thoda doubt kr rhe teh toh usnei noc sei krvaliya ) at last it’s yours choice bro
