        I (24F) inherited 10 acres of land from my late grandfather which is worth 60 crores in today’s value. The land was self acquired by him and was bought in my name when I was 10.

        Now the property has appreciated significantly and the area is developing very fast , my uncle’s ( 3 uncle got 10 acre each ) land isn’t much valuable now and they are harrasing me to redistribute my valuable land so that they can also getting some costly land ( their 10 acres are 10-12 crores approx for each uncle ) and get fair share .

        They are threatening me and claiming that grandfather should have distributed the land equally among heirs. I was minor at the time of purchase so can this be used against me ? Or create any loopholes ?

        1. Can my uncle legally claim share of my land?

        2. Can he argue that this was benami transaction and take it to court ?

        3. How should I protect my ownership and stop harrasement .

        My uncle and aunts have kept the gold and my grand father’s stocks money which is 10crore , I was in very bad mental state then so I didn’t say fight about my 2.5 crore share of that money and gold , which was huge mistake. Now they kept it so how can I claim my share back , is there any chance I will get that money and gold back , if I file the case ?

        The land is in chhattisgarh , I don’t live there anymore as I shifted to tier 1 city. I have no support from my either side of extended family. Also I don’t intend to move chhattisgarh back ever.

        I had planned to build real estate and rental there after I will get married but if they file case on land then it will get blocked.

          i think if propty was in ur GP name then you would have to distribute since the land was in your name they cant do much.
          if needed get a restrainng order

          whats ur parents standing in this ?

              “Parents are no more , that’s why grandfather sold some of his ancestral land to buy separate as his self acquired property and he put it on my name , so that uncles cant try to claim it as ancestral land.”

                  now it looks seriious since OP parents are not in the picture then these evil relatives will try to pull all sort of strings.
                  keep all the land documents with you or get a bank locker
                  if possible install a fencing around your land, chances of illegal encroachment are high.
                  block all the contacts of relatives
                  the early you hire a lawyer the better
                  personal advice would be to not fall for emotional blackmailing there is a possibility that ur relatives will want your money coz someone need it for whatever reason like medicines, operations , wedding BLAH Blah

                Get a lawyer, sell the land, pay the tax and park the money or get something in your tier 1 city

                    This is the best option and it’s not even close

                    Sell the land ASAP before all the vultures drain you with endless legal cases and when they die their children too. Dump that 60 crore in a boring index fund / mutual so you’ll always get a return higher than inflation and let them fight the new owner of the land while you live in peace

                      1. What about your parents ? You haven’t mentioned anything about them. Why did your Grandfather write a share to your name and the remaining 3 to your uncles ?

                      2. Your uncles can’t do much legally but property disputes get dirty over-time. Very very dirty. Properties and Inheritance gets very ugly in India. There have been cases of murder, blackmail, sexual harassment within family for properties.

                      3. Get a lawyer and a VERY good property consultant/agent. If you know anyone personally, better. Offer them a higher commission % than normal. Your objective should definitely be to sell the property ASAP. 60cr is a lot of money.

                      4. You have 2 options. For the sake of mental peace, offer a portion of the money you got from sale to your uncles. Like 2.5cr each. And make peace with it. They will hate you for life but you might be able to live in your place in peace.

                      Other option, LEAVE. You will have 50+ cr cash in hand after taxes. That’s about USD 5 million plus. This is more than enough for you to live peacefully without any threat or harassment from anyone in any part of the world.

                        Based on the facts mentioned by you, your uncles should not be able to claim a share in your property. The property was self acquired by your grandfather for you, and you are the absolute owner (I hope he signed the agreement as your guardian, as contracts with minors are void as per the Contract Act). It is not like this was a sham transaction to hide true ownership for tax evasion purposes, etc., making it a benami transaction. The law regarding benami transactions is quite complicated, but they don’t seem to have any legal case.

                        Also, the limitation for filing suit for immovable property is 12 years. In your case, more than 14 years have elapsed since you have become the owner, and they have not taken action despite being aware of it. That could also be a good defence to any suit filed by them.

                        If you don’t reside in Chhattisgarh and don’t want to go back there, I would recommend you find a buyer and sell the property. You can wait for a while if you think rates will go up, but make sure to visit the property at least once every year. Ensure that no one trespasses or illegally occupies it, as this is a major problem in India.

                        Regarding gold and stocks money, how did they take it? Was there a registered will? Further legal action would depend on the facts of your case.

                          your grandfather chose *you* for a reason, and legally, that land is yours. Since he self-acquired the property and transferred it to you (even as a minor), your uncles have no right to demand “fair shares”—transfers to grandchildren are protected under Benami laws, and their threats hold no merit if you act now. Gather every document (sale deeds, tax receipts) and consult a lawyer in Chhattisgarh to send a stern legal notice warning them to back off; if they persist, file a police complaint for harassment or seek a restraining order. As for the gold/stocks they withheld, you can still claim your share (the 12-year window hasn’t closed!), so push for a partition suit—don’t let guilt or family pressure silence you. Hire a local property manager to safeguard the land remotely, and remember: you’re not being selfish, you’re honoring your grandfather’s wishes. Stay strong, document every threat, and lean on trusted friends and family.

                            NAL, word of advise (based on direct but limited personal experience):
                            1. Get ALL your papers in one place, including but not limited to title deed/sale deed, encumbrance certificate, link documents, registration documents, site plan, mutation certificate/s, power of attorney document/s of any were used in any of the sequence of sales, wills of previous owners of applicable, and documents of previous claimants forsaking claim and/or giving any no objection certificate, grandfather’s will, etc. and read them all very carefully + Make notes.
                            2. Read up on Indian laws regarding property and property disputes, and inheritance.
                            3. Consult multiple lawyers to consider different points of view and sound each viewpoint out with other lawyers + Make notes.
                            4. Get in touch with multiple women’s NGOs to understand what kind of support options you have. Both related to property and for your overall well-being + Make notes.
                            5. Visit the site, get a resurvey done, and put up border markings and ownership boards (with an influential lawyer’s support on it ideally). This step will cost some money.
                            6. To avoid paying a large chunk of the money in tax, consider reinvestment in certain GoI bonds where you don’t have to pay tax if you buy them with money made from property sale; you can also put the money in other property, but again property purchases need a lot of time and effort to vet properly not just legally but also for other factors like local water levels, logistics, future prospects, etc.

                              Sell it as quickly as you can and cut all contact with them and don’t even try to contact and step in chattisgarh again dara nahi raha property ke cases bahut bekar hote hai tier 1 mein kisi builder se baat karke koi accha sa farmhouse ya property khareedlo aur transfer karwa lo sab as fast as you can
