I wanted to know all the procedure of registry, authenticity of land and how to protect the land from illegal occupation and future problems? Please tell me everything that must be kept in mind before registry. -

January 22, 2025 at 2:26 pmOkay ๐I am not 100% sure regarding policies in Uttar Pradesh.
As a rule of thumb, you would have to get an Encumbrance Certificate, check whether any loans are pending on the land. You also have to check and have copies of the past sale deeds, some states require up to 15 years (means if the land has changed owners 3 times over 15 years you have to have a copy of all the sale deeds/registered will), you also have to check whether all taxes are paid up to date, and if any building is present on the property, then the corporation/municipality/panchayat tax of that, the Electricity Board bills, etc.What I would recommend is using a property lawyer. They will do the needful and check everything and let you know whether any issues are present with the property.
