Word limit for online rental agreements – How do you include all clauses?

I am about to rent an apartment in Pune. The landlord sent me the agreement and asked me to add any other clauses I want to edit before we can finalize it. After I added my clauses, the document was sent to their lawyer. the lawyer said that there is apparently a 1000 character or 1000 words limit for a rental agreement being done online. Is there really such a limit for online rental agreements. This is for Maharahstra state (if it matters).

If indeed there is such a limit, there’s just no space to add additional clauses that would protect me such as landlord paying for repairs, security deposit refund timelines and interest for delays in refunding the deposit, and other terms agreed upon verbally that are not part of the standard agreement.

The terms and conditions in the standard agreement that one can download from the government website seem to be skewed towards protecting the landlord. How does one get clauses added to this agreement if there is such a strict limit of 1000 characters/words? Is there a way to get an agreement done which does not have this limit, since this seems like a very less number of real estate to cover some important clauses.

There is no word or character limit. Avoid unnecessary details that may complicate interpretation.

there is no as such word limit or anything. add clauses and protect yourself
