March 2, 2025 at 12:43 pmI am living in a rented flat in Mumbai . Now AC of my room has run out of gas as mostly it happens when AC is used for long time. Now I am living here from only past 8 months . Now owner is asking for me to pay 3000 Rs which is repairing cost and he is not covering it . Since these damages are not caused by me but due to regular use , I can’t get why I need to pay for them
What is the usual practice and it feels like an extortion and what I can do -

March 2, 2025 at 1:48 pmYeah it was leakage but anyways main point is that I don’t have any role in it so is it feasible for owner to ask me to pay for it

March 2, 2025 at 2:37 pmWell he showed me oil traces from where he said there was gas leakage and I don’t find any other reason other than no gas for low cooling

March 2, 2025 at 1:52 pm2 things:1) Check if your rental agreement states that you will give your house as it is to the owner (it includes ACs, geysers basically anything the owner gives you with the flat and you use it)
2) If it does indeed say that (mostly it will) you are liable to pay for the repair as you used it for 8 months.
3) You could try and negotiate with the owner doing 50-50 as its his AC and you’ve barely used it in spam of 8 months but you’re still ready to pay 50% of the amount that went into repair as a good will.
4) You saying damages are not caused by me will sound same to your owner as your car getting punctured but you didn’t do it deliberately.

March 3, 2025 at 12:00 amServicing and maintenance if typically done by tenant. It must be mentioned in the agreement as well. If the AC broke down within few months of moving in may be check with owner if he will share the cost of repairs. Had it been a major repair such as compressor failing then owner should replace it. -

March 3, 2025 at 7:11 amUsually in the first 3 to 6 months the owner pays and later than that the tenant pays.You give it back in the same condition you received it. Thems the rules.
