Are the New Rental Rules(2025) being followed in Chennai?

Need advice from people renting in Chennai.

I’m finalising a residential apartment and the owner is asking 6 months rent as security deposit/advance.

I recently read that under newer tenancy laws landlords are not supposed to charge more than 2 months deposit for residential property (and some places say Tamil Nadu allows only around 3 months). So I’m confused whether 6 months is even legal or if this is just the usual Chennai practice and everyone still pays it.

Has anyone here rented recently in Chennai?
Are landlords actually following tenant laws or do they just demand whatever they want?

Also if anyone has negotiated lower advance successfully please share how.
