Foreign property rental income query

I own a property outside India with my spouse, and both of our names are on the title. However, I am solely paying for the loan and house maintenance. Our marriage is going through a rough patch, and there is a 50-50 chance that we may separate. I am considering renting out the property and wondering if my spouse can legally claim her share of the rental income in Indian courts, even without a divorce, given that both of our names are on the property.

Additionally, we are not living together—I am abroad, while my spouse is in India.

Why dont you guys mutually agree for divorce or living together? Before giving it on rent try mediation virtually. See her point of view also what she wants and then take things forward.
