Got an offer for property, Is it worth to buy?

I just got an offer from a relative who is willing to sell his ancestor’s property (his share) around 500sqfeet

since this is part of a property which was divided into 3 parts, his plot falls in the backside which can be accessed through common space.

His cousin brother who access the staircase to reach his space falls in my share of building.
Since they both don’t talk seller is asking me to buy this and sort this with him when i am building again.

In a oral conversation seller also told me that he has a dismissal order(don’t know any clear detail)

location is prime. building has zero value

since this is my first purchase I am bit hesitant.
