Hi everyone. I am 24M and this is my first time living alone in Mumbai so sorry if this sounds basic.

I recently rented a 1BHK in Andheri West. The agreement is for 11 months. Rent is 32k per month and I paid 1 lakh deposit. Police verification is also done and my landlord has no issue with me staying here.

The problem is with the building society. Since I moved in, the watchman and committee people keep asking me random questions because I am a bachelor. They ask who is coming to my flat, why I come late from office and why my friends visit sometimes. Last weekend two office friends (1M, 1F) came over in the evening and the watchman stopped them at the gate for almost 20 minutes. Then one committee uncle called my landlord and said bachelors are creating a bad environment.

Now they are saying guests are not allowed after 9 pm and if any friend stays overnight then they will complain and remove me from the flat. They are also asking for some extra tenant registration charge of 5000 rupees but they are not giving anything in writing. When I asked for written society rules, they just said everyone knows the rules.

I am not doing parties or making noise. I work in an office and mostly keep to myself. I feel very uncomfortable because every time I enter the building, the security behaves like I am doing something wrong.

The main thing bothering me is that nobody is saying anything clearly in writing. The watchman says one thing, the committee uncle says something else and my landlord is also saying β€œadjust kar lo, society people are like this.”

I am not trying to fight with the society. I just want to know what is the safe way to handle this so it does not become a bigger issue later. Since I have a registered agreement and police verification is done, should I still be asking the society for some written approval separately?

Also this 5000 rupees tenant charge feels random because they only told me verbally. Should I pay it just to avoid drama or should I ask them for a written rule and proper receipt first?

And if they keep stopping my friends at the gate or calling my landlord for small things, what proof should I keep from my side? Messages, emails and visitor entry photos or something else?

        Any advice would really help!
