April 30, 2025 at 2:49 pmI am in the process of buying a property—a 1000 sq. ft. plot with only ground floor construction. The purchase is direct (not through a loan), and for certain reasons, I need the deal to be finalized quickly.I hired a lawyer to conduct all the property verification. He applied for a 30-year title search (from 1995 to the present). During this search, we discovered that in 2021, a deed was executed involving sellers and buyers, most of whom were not mentioned in the documents provided to us by the current seller.
When we asked the seller about this, he flatly denied any knowledge of such a record and requested official documentation to support our claim.
Now, the lawyer says he needs to obtain a certified copy from the court or registrar’s office. However, this is taking longer than expected—it’s already been three days. When I expressed mild frustration, he got irritated and responded, ‘Getting a certified copy is not child’s play. It takes time. Just be patient.’
I’d like to know: how long does it typically take to obtain a certified copy of such a deed, and are there any specific situations in which it could take longer?

April 30, 2025 at 2:59 pmIn India, obtaining a certified copy of a registered deed from the Sub-Registrar’s Office (SRO) usually takes 1 to 7 working days, depending on the state, the efficiency of the local office, and whether the records are digitized or not. -

May 1, 2025 at 5:08 amOkay. Because the timelines differ state wise. It could take about 4-7 days, or in worst cases a month or so. In Haryana, it can be obtained on the same day when it’s applied for. So it’s best to wait for a few days and you should have it.
