          I am assuming that you have rented the flat for living there and not for running a business. If you’re planning to run a business on the rented premises, you need to take the landlord’s permission.

            Most rent agreements include that you can not use the premises for commercial purposes.

            He can raise objects and cause you trouble. Best to speak with them
