Landlord asked me to vacate the house a month after moved in.

I’m from Andhra staying in Bengaluru. So like the title says, my previous landlord jacked up the price from Rs 15000 excluding maintenance to 20000 excluding maintenance(rental agreement said 5% increase). We had given him a month’s notice and searched for a house, before finding out another apartment in the same complex and block, but on the first floor (the previous one was on the third). My father had a mild stroke in January and my brother asked that he stay with him. We actually finalized the rental agreement for the the new house for 16500 rent. The old landlord said we drilled on the walls and didn’t give the deposit, but forced me to give 3500 extra for cleaning. Having moved into the new house on the first of February, the new landlord did so many things wrong. Firstly, he didn’t tell the existing tenants to vacate, didn’t clean and repaint the house and make any repairs. He actually did the repainting and vacating of the previous tenants *on the day I moved*. He actually asked me to adjust for one or two days with the existing tenants and sleep in a separate room, but had to do it because I made a big issue. He also delayed the plumbing and electrical works until the 19th of February, after which I had to go to Hyderabad to meet my dad. When I came back I called him and he came and checked and said he’d get it done this week. Now he calls me today and tells me one of his relatives has blood cancer and needs the house, and that I had to vacate the house by April 1st, which he said he’ll help with. Problem is, he wrote in the agreement that two months notice from either side for vacating is needed, but I haven’t paid the full security deposit to him, since he asked me to pay in installments alongside rent, the first of which I paid two days ago.

What are my chances of success legally in holding him to the terms of the agreement, considering the way outsiders are treated in Bengaluru?
