March 15, 2025 at 7:07 amHi everyone – this is about Hyderabad. I have been living in a 3BHK flat here with two of my friends since Janโ24. In Janโ25, the owner asked to increase rent by 10% and we negotiated and agreed at an 8% increase.
For context, there are two large rooms and a smaller room so the rent division is not equal. The occupant of the smaller room will be vacating and the landlord wants to use this as an opportunity to increase the rent by looking for a new occupant who would pay more than the current one. The proposed increase in rent would make the net total increment from last year 13.3%. We know for a fact that no one would pay that much for the smaller room.
Additionally, I and the occupant of the other large room had decided earlier that once the third person leaves we will find someone who pays more, reducing the difference between the rent of the two room sizes marginally but not changing the total rent which was agreed at 8% higher. Weโre afraid that now even if we find someone who is paying higher, the landlord will want to pocket the difference in rent.
Please let me know if we have any legal standing for sticking to the 8% increase or whether we have no choice but to comply with the landlordโs split. I am happy to provide any other details if required.
