Need guidance on how to proceed legallaly on how to recover money that has been given to purchase land.

Hi as the subject says, i was planning to buy a piece of land in Bangalore and was dealing with a company. We decided to proceed and to do the agreemnet they asked me to transfer 20 L to the land owner after that agreement would be signed.

I was dealing with a small company so never spoke to the land owner.

It has been more then 2 momths and they haven’t signed the agreement yet and the company i’m dealing with keep saying it will done in 2 days or 3 days.

How can i proceed legally to recover my money. Also note i’m currently overseas is there a way i can proceed legally without travelling to India often. I’m okay to travel once.
