May 4, 2026 at 4:30 pmI joined a PG in Bangalore in 15th July 2025 with ₹7,500/month rent and ₹20,000 deposit (₹5,000 of which was upfront maintenance fee).The agreement says 12 month contract. My college exams end in 8 May and I want to vacate in early May but the contract ends in 15 July.
Few things I want advice on:
1.The agreement has a clause that says if you leave before contract ends you must pay rent for all remaining months even if you’re not living there. Is this even legal?
2.The deposit refund clause says it will only be refunded after completing 12 months + 30 days notice. So basically if I leave early I lose entire deposit.
The agreement is just a printed rules booklet — no stamp paper, no owner signature, only student signature space. I also never submitted my Aadhar or photo. Is this even a valid legal agreement?
He recently sent a “Legal Intimation Notice” signed by a local advocate to all students who haven’t paid rent. How serious is this?
The owner is known for not returning deposits even after 12 months — multiple students have faced this.
Is there any way to get my deposit back? And can he actually take legal action with such a weak agreement?
