        Hi,

        I am about to close the agreement for a rental apartment. It is a fully furnished apartment and owner is asking for 1 month lock-in. I want to add an exit clause to this agreement and also make sure that it is clearly mentioned who handles the repairs and maintenance.

        I put down my thoughts and sent it to the owner. But the owner says that their lawyer is stating that this is too much text to put in an agreement and it’s not in legal terms. So I want to send them something in a concise manner they can add to the agreement that also covers the essence of the clause. Since I am not well versed with legal language, can someone help me to phrase this in legal terms in the shortest words so that owner cannot give that as the reason for not adding to the agreement?

        Note : I am aware that pages can be added to the agreement. For now, let’s just assume that’s not an option and want to understand if there is a way to make all this compressed under minimum words?

        **Early Exit Clause:**

        * If either party terminates the agreement before 1 year, a **1-month penalty** applies.
        * If the **tenant** terminates early → Serves **2 months’ notice** + pays **1-month penalty** (deducted from security deposit).
        * If the **landlord** terminates early → Serves **2 months’ notice**, and **last month’s rent is waived** for the tenant.

        # 2. Repairs & Maintenance

        * **Tenant covers:**
        * Any damages due to **misuse or accidents**.

        * **Landlord covers:**
        * All **repairs & maintenance** related to:
        * Appliances (ACs, TV, refrigerator, microwave, washing machine, water purifier, etc.)
        * Plumbing issues (leaks, seepage, blockages, etc)
        * Electrical issues (wiring, power sockets, lighting, switches)
        * Structural issues (walls, flooring, doors, windows, etc)
        * **AMC (Annual Maintenance Contract) for all appliances** (except water purifier).
        * **Process:**
        * Tenants will arrange repairs and share receipts for reimbursement.
        * Landlord reimburses the amount within **7-10 business days** via bank transfer.
        * **Water Purifier:**
        * The current **AMC is already paid** by the landlord.
        * After expiry, the tenant can either **renew the AMC or install their own** purifier.
        * If the tenant installs their own, the landlord’s purifier will be **packed & stored safely** in the kitchen.

        # Painting & Wear & Tear

        * **Landlord handles:**
        * General repainting & necessary repairs (except for tenant-caused damage).
        * **Tenant responsible for:**
        * **Repainting of the entire house is not expected from the tenant.** 
        * **Repainting only if damage beyond normal wear & tear** (furniture marks, drilling, scratches, grafiti, etc.).
        * Normal fading, scuffs, etc., **do not require repainting**.

          Go to a notary near you and ask them to draft you an agreement. Mention your inputs pay the fee and boom.

              Yes agreed. But here the owner has handling this and going to send me the agreement. He has asked me to send him in a concise manner what I want to add to the agreement. He stays in London and thus finding it difficult to coordinate with him. Just want to get this done by sending him the exact points to add.
