        My mom was to buy 1.5 crore property from Mrs X. The deal was to be made from Mrs X and we have proper documentations. We paid 85 lakh to them and have record of transaction and agreement of paying this amount, for information this amount was because there was loan on property which mrs X agreed to pay.

        Now they ghosted us and not willing to give possession. We are ready to pay the full amount.
        They used lakhs to bribe the police (the entire station) and rest on their daughter’s marriage.
        The police officer for just sake filed FIR (we are not sure) and told there will be court hearing and they will let us know.

        But we never got to know about hearing and 3-4 of such were done and there has been no justice served.

        The property value is nearly 2 to 2.5 cr. We have sent notice of 18% per month interest but they don’t gaf

        My questions are:
        1. The policemen are not helping. how can we get find a solution. There is no scope of handling this in private, the party is known to commit several frauds.

        2. We have paid such an amount now we have some rights and Mrs. X can’t sell it to other person. How can we claim the entire property without waiting years and spending on legal expenses.

        3. Is there any way my mom can get the property within few months lawfully?

          1. **File a Complaint with the Economic Offences Wing (EOW):** Since the police have been unhelpful, immediately approach the EOW in your city, which is better equipped to handle property fraud. Take all transaction records, agreements, and communication related to your case.

          2. **File a Civil Suit for Specific Performance:** Under Section 10 of the Specific Relief Act, 1963, you can demand the completion of the contract. This legal action forces Mrs. X to proceed with the sale as agreed.

          3. **Apply for an Interim Injunction:** Request a temporary restraining order from the court to prevent Mrs. X from selling the property to someone else, under Order 39, Rule 1 & 2 of the CPC.

          4. **Send a Legal Notice:** Consult with a lawyer to draft a detailed legal notice emphasizing the breaches and demanding possession of the property or repayment.

          5. **Consumer Court:** If applicable, file a complaint citing unfair trade practices or deficient service in a consumer forum for quicker resolution.

          Gather all documents such as the agreement, payment receipts, bank statements, and a copy of any FIR filed. Act promptly to protect your interests.

            Lawyer up, file a civil case immediately. Also file a case of criminal misconduct and fraud under CrPC along with regular civil case.

            Document all the conversations to prove everything and present these facts in an affidavit and submit to the court.

                Court process takes lots of time and the person can easily bribe the judges, any solution to that?

                    Bro, you have multiple level in judiciary moreover you can ask for alternate judge if the conduct of the judge is questionable. Judges rarely wanna ruin their career and reputation for these pitty cases.
