Property transfer after father death

I want to transfer property in my father’s name to mine. In the legal heir there are three people, me , my mother and grandmother.

Is getting a NOC alone from the other legal heirs will be enough for transferring property in my name or do they have to visit the registration office. We are from tamilnadu please let me know how to proceed with this.

In absence of a Will, Correct way would be to transfer property in 3 people name and later the other two execute a release deed at the sub registrar office.

Simply transferring part ownership with NOC is not acceptable.
