January 14, 2025 at 7:27 pmHello everyone,Iβm feeling quite overwhelmed and could really use some guidance. I have a home loan and credit card with ICICI Bank. Due to personal reasons, I missed 3 months of EMI payments on my home loan, and my credit card has been overdue for a while. After that difficult period, Iβve been making inconsistent EMI payments as I manage funds from various sources.
Back in September, the bank issued a pre-sarfaesi notice. I consulted someone who advised me to wait for the official sarfaesi notice, then make a due payment on the home loan to streamline the loan. When I visited the bank, the zonal manager explained that my home loan was classified as NPA due to the overdue credit card, not because of any 90-day gap in home loan EMIs.
Today, I was shocked to see a sarfaesi notice attached to my flat, demanding complete repayment within 60 days. I desperately want to straighten things out by paying my dues, but Iβm anxious about the progressing situation and the possibility of losing my home.
Additionally, someone who placed the notice scared my tenant, saying they might have to leave the apartment within 15 days due to potential possession. This has me worried not only for myself but also for my tenantβs well-being.
**My questions are:**
1. Is it still possible to streamline my loan by paying all the dues now, and possibly avoid the sarfaesi process?
2. Has anyone faced a similar situation or dealt with ICICI under these circumstances? How did you approach the bank, and what was the outcome?
3. Any advice on how to handle the situation with the tenant who is now scared of losing their home?I would greatly appreciate any insights, advice, or personal experiences that could help me navigate this difficult situation.
